Purchase of a beautiful Sotramont Townhouse on June 2012 at 2435 rue des Palmipedes in Bois Franc. In late 2018 there was a crack in the common area tunnel accessing the individual garages. The crack had water infiltrating (see pic). Contacted the maintenance company Gesmar to have the crack repaired but was advised we had a potential membrane problem that needed to be addressed. They also mentioned it would not be covered by the warranty since it was over 5 years. Gesmar was recommended by Sotramont as the management company to have the common area maintenance. After reaching out to the contractor Sotramont several times, including 2 registered letters. No response or acknowledgement was provided. Gesmar did come back to us sending numerous emails stating this s the owners responsibilities. This is a complex defect because the defective membrane is under a 20x20 wood deck have is over the concrete base over the garage common area. The wood deck would have to the taken apart to replace the membrane, in addition to having the cracks in the common area repaired. This is a hidden defect that is the responsibility of the contractor.
