We have bought a new townhouse in a Polygon Development called Red Maple Park. We have had nothing but bad experiences with the property management company (Gateway). We are on our 3rd property manager and even spent a month without a property manager (unanounced of course as nobody informed us the property manager had quit). We pay a high management fee for no services. The property manager never visits the property to check on things, does not follow up on landscaping, lighting (we had common area lights out for 5 months before we were given the option to hire a handyman although we have a resident caretaker but the property manager says the caretaker can not change the lights as it is a liability issue, probably a scam to get more money out of us), bylaws or other issues (contractors selected via "gateway approved trades" rarely do the work paid for). The latest property manager Felicia Topalescu, can barely speak english, is rude and abrupt if you contact her, does not answer any questions but passes everything to strata council to answer, has submitted meeting minutes at least 4 weeks after a council meeting (real estate board requires they be submitted 14 days from a meeting) two times now and seems to focus on the "strata president" as her client. Our strata council is very novice and doesn't know what they are doing or what to expect from the property management and while they "think things over" we are paying a high fee for nothing. Gateway Properties is a poor example of property management all around!
