I was selling a house in Calgary, Alberta that I owned 3 years ago, that underwent a home inspection prior to the closing of the sale. The inspection report indicated that the existing tar & gravel roof be replaced with low slope shingles. I solicited 3 different roofing companies for quotes. The prospective buyer's real estate agent "Gary Mason" of Okotoks Alberta asked if some friends of his that had a roofing company could submit a quotation as well. I said they could, and upon reviewing the estimates (which were all fairly close in price) I decided to go with Mr. Mason's friends at "Roof Tech" a small contractor out of Okotoks, Alberta. I figured that it may make things go smoother for some reason, I couldn't have been farther from the truth as it turned out. The quote I received from Roof Tech was for $2, 846.20. This estimate included removing of the old tar & gravel roof, and replacing it with low slope shingles. They would have to wait until the old roof was removed to see if there was any damage to the existing decking, and if this was the case then additional costs would be involved. Fair enough. I started to become concerned, when on a number of visits to the house to see how the work was progrssing, by the additional work that was being done without my consent. I pointed out that the home inspection report indicated that sections of the soffit & fascia were damaged and needed replacing, but they went ahead and replaced it all with aluminum soffit & fascia. The inspection report also clearly indicated that the gutter & downspout were not damaged, and yet they replaced all of it with new aluminum eavestrough. I was presented with invoices for:

1. Remove existing tar & gravel roof and replace with low slope shingles, also replace all roof vents (even though the inspection report indicated that they were not damaged as well.
$3, 846.20 No decking was required when the old roof was removed.

2.Replace soffit & fascia. $3, 008.00

3.Replace eavestrough. $474.08

For a grand total of $7, 328.28

The difference between their original quotation and the final bill was $4, 482.08

I was hopping mad about the whole thing and couldn't help but think that the new owner was having a say in what was being done to the roof. Anyway with much regret I paid Roof Tech for the first two invoices totaling $6, 854.20 and absolutely refused to pay the $474.08 for the new eavestrough, because int clearly indicated on the inspection report that it was not damaged. I don't know how Roof Tech ever found out that I had set aside $7, 500.00 for repairs to the house, but they managed to pretty much clean out my repair budget. I'm sure it was their realtor friend " Gary Mason" They recently took me to court and lied and cryed to the judge about it and much to my dismay won a judgement for their eavestrough. The next thing I received was a Garnishee Summons, and they took the $780.15 out of my personal savings account. I am so bitter about being ripped off by Laurie & Agnes Bickford of Okotoks, Alberta and their dishonest practices that I will devote what ever time I can afford to cautioning people who are in need of roofing services, about hiring Roof Tech. As it turned out I lost well over $20, 000.00 by the time the smoke cleared from the sale of that house. I always thought real estate was a good investment, but in this case it was a nightmare.
Sincerely yours,

Miles Hannan
